Introduction
New homes set amongst open green space for all to enjoy
Stonebond Properties is consulting local communities on affordable led proposal for 62 new homes in Lydney.
More than 1,500 households are waiting for a social home in the Forest of Dean. These carefully considered plans will help respond to this emergency.
At this stage, no planning application has been submitted. Stonebond is beginning early engagement with the local community to help shape the proposals before a planning application is submitted later this year. Your views will play an important role in informing the emerging plans.

Key features
What is proposed
- Around 62 new homes in a range and sizes designed to meet local needs, to the north east of Lydney.
- An above planning policy provision of affordable homes is proposed, helping respond to a need in the local area with a range of different tenures, prioritised for local people and their families.
- New homes will be constructed to a highly sustainable standard including the use of timber frame construction with 20% less embodied carbon than a traditional build, that means less greenhouse gas emissions are released during the lifetime of the build.
- Ecological and biodiversity improvements through bat and bird boxes, bee bricks and new habitat creation. The proposal will also achieve a 10% net gain for biodiversity, meaning the proposals will be an improvement to local habitats than before construction.
- A sustainable increase in people living in the town will also help protect local services and provide investment in infrastructure.
- New public spaces, including a children’s playground and open landscaped areas.

The site
Site masterplan
The site sits on the eastern edge of Lydney, between Highfield Road and the A48 (Lydney bypass).
The land is currently used for agricultural purposes. Recent development has taken place in the area, leaving a triangular piece of land, enclosed by housing and road infrastructure. The land could be developed to blend in with the existing homes near the site to ensure it is in keeping with the settlement pattern of Lydney.
Two new access points from Highfield Road with the Western access creating a new footpath link to Abbots Gate
Pedestrian walking route through the development connecting to the existing public right of way
Opportunity for public art to be installed
New equipped area of play for young people, both new and existing residents
Area of tree and wild flower planting to provide green landscaping on approach towards Lydney
Existing mature trees and hedgerows to be retained and enhanced through additional planning
